THE BRIEF

After the previous body corporate chairperson tried to get this project underway with consultants from out of town the new body corporate chairperson approached CPSL to see how we could help and if we could work together. After that initial meeting we quickly got the project up and running with a revised more cost effective design and the formation of a complete delivery team lead by CPSL.The brief included a complete roof replacement and rebuild of the 29 apartments to make them compliant to the current fire regulations all within a tight timeframe and budget but through robust value engineering workshops and by breaking the contract down into two separate contracts one for building works the other for services works we were able to deliver to the client requirements.

SERVICES PROVIDED

We provided expert advice as part of the arbitration process and delivered to the time frame and budget required, we facilitated the resource consent and building consents, we procured the consultant team, we negotiated the building and services trade contracts using established relationships with local suppliers to supplement products like-for-like, getting better pricing for the more expensive items. We also administered both the contract conditions and payment claims and negotiated variations. We had a secondary role as engineer to the contract which was used to negotiate and agree terms when Covid 19 caused delays twice during the building process.

THE OUTCOME

The project was delivered on time and to budget including a last minute resource consent change of use to enable operation of the facility as a commercial entity.
